A full-system inspection you can trust
A septic inspection is a smart investment that can save you money down the road.
Whether you're dealing with a problem, buying or selling a home, or simply unsure of the condition of your system, we can help.
We carry out septic inspections across Illinois, Iowa, New Jersey, Pennsylvania, and more.
When we inspect, we cover the entire system — from the septic tank to the drain field, and any pumps, distribution boxes, and advanced treatment units in between.
After the inspection, we give you a plain-language written report with photos explaining what we found and what, if anything, needs attention.
It's a document made to work for you, and also for:
- home sellers or buyers
- real estate agents
- mortgage lenders
- local authorities
- insurance companies
When is it time for a septic system inspection?
A septic inspection makes sense in more situations than most homeowners realize. Here are the most common ones.
Something doesn't seem right with your system
Slow drains, sewage smells, soggy patches in your yard, or a septic alarm going off are all signs that your system may need attention. An inspection pinpoints the cause of the problem and tells you exactly what needs to be done to fix it.
You're buying or selling a home
If you're buying a rural property, a septic inspection gives you negotiating power if any problems are found. It also protects from acquiring a failing system that needs a costly replacement.
If you're selling, a pre-listing inspection reduces the risk of surprises that could derail your sale. It shows potential buyers that you are being transparent about your septic system and that your asking price is fair..
Iowa residents
In Iowa, a Time of Transfer inspection is required before any property transfer. We are fully certified to perform these inspections across the state.
You just moved into a home with a septic system
If you don't have a recent inspection report for your new system, you're flying blind.
You may have inherited a system that's overdue for pumping, has failing components, or was never properly installed. An inspection gives you a clear picture of what you have, what condition it's in, and what to watch for going forward.
How we carry out a septic system inspection
Before we arrive, we contact the local authority for your system's original design and permit records. That way, we know exactly what was installed and where.
As part of our end-to-end inspection, we:
- pump the septic tank and inspect its internal components
- verify that all household wastewater is correctly routed into the system
- locate the drain field, if present, and probe it to assess how well it absorbs wastewater
- flush drain field lines where accessible to check for blockages or flow restrictions
- open and inspect the distribution box, if present
- check and test pumps, floats, or alarms, if present
- inspect advanced treatment units, if present
If we have reason to believe the system is malfunctioning, we carry out a dye test. We flush non-toxic dye through the system and check whether it surfaces where it shouldn't.
For properties that have been vacant for an extended period, we may also perform a flow test to verify the system can handle normal household use.
After the visit, we provide you with a written report and photos covering everything we found.
What our septic inspection costs — and what it's worth
Our septic system inspection starts at $1,000, which includes tank pumping.
That may be higher than quotes you've seen elsewhere. Here's why. Many providers offer a basic inspection that covers the septic tank or drain field only, and pumping is extra.
Our inspection covers the entire system, including pumps, alarms, distribution boxes, and any advanced treatment units. Tank pumping is always included, because a meaningful inspection isn't possible without it.
Identifying and repairing a small problem before it gets worse can save you tens of thousands of dollars down the line.
For homebuyers, the math is even clearer: a $1,000 inspection can protect you from a bad purchase, increase your negotiating power, or give you peace of mind that the system is in good shape for years to come.
