Free guidance for your septic installation permissions
Planning permission, Building Regulations approval, and Environmental Permit rules can be complex. We guide you through every requirement.
Septic permissions are manageable — with the right help
Installing a new septic tank or sewage treatment plant in the UK can involve up to three separate regulatory processes — planning permission, Building Regulations approval, and an Environmental Permit.
Each one comes from a different authority, follows its own timeline, and has its own requirements.
Knowing which permissions apply to your project, who to contact, and what to submit can be confusing.
That's where we come in. We review your project, confirm which regulations apply, and guide you through every requirement. We can even represent you with planning and regulatory authorities — for free.
Understanding which permissions you need
Not every septic installation requires the same approvals. What applies to your project depends on your situation — whether you're upgrading an existing system, installing a new one, or working on a new build property.
If you've tried to find this information on government websites, you'll know how quickly it can become confusing. Here is a plain-language breakdown of each permission, when it applies, and what it costs.
Planning permission
Planning permission comes from your Local Planning Authority. It looks at the impact of the installation on the surrounding area, not the technical details of the system itself.
In most cases, if you're upgrading an existing system, you don't need planning permission. If you are installing a system for a new build, the layout and location of your septic system should be included in your main planning application. No separate application is needed.
If a standalone planning application is required, here is what to expect:
- Where to apply: You apply to your Local Planning Authority
- Cost: £528 in England, £190 in Wales, and variable in Scotland and Northern Ireland
- Timeline: Most applications are decided within 8 weeks
Building Regulations approval
Building Regulations approval is separate from planning permission. In most cases, it is required for new septic system installations in the UK. It confirms that the technical installation meets the standards set out in Approved Document H.
Your installer must get approval before work begins. Once the installation is complete, a Building Control Officer inspects the work. If everything meets the required standard, they issue a Completion Certificate — an important document you will need if you ever sell your property.
- Where to apply: Your installer applies to your local Building Control body
- Cost: Varies by local authority
- Timeline: Most Full Plans applications are approved within 1 week
Environmental Permit (if required)
An Environmental Permit isn't required for all septic installations. Most straightforward installations can proceed without one if they comply with the General Binding Rules.
You'll need a permit only if your property or system falls outside those guidelines. This might happen if you're located close to a watercourse, within a groundwater protection zone, or another environmentally sensitive area.
If a permit is required, you need to get it before work begins. The process can take several weeks, so it's important to plan ahead.
- Where to apply: You apply to the Environment Agency in England, Natural Resources Wales, SEPA in Scotland, or NIEA in Northern Ireland
- Cost: Varies depending on the type of discharge and location
- Timeline: Can take several weeks

I was selling my property and needed to comply with the new Binding Rules. This meant dealing with the local authority.
Premier Tech took this and everything else on board, I had nothing to do. I was kept informed throughout the process and the guys did an amazing job of tidying the garden once they'd completed the installation.
Would highly recommend the company, very professional.
